Pre-construction is the control center for a successful build. OnePhase Inc supports San Diego developments by establishing a clear roadmap—scope, budget, and schedule—before construction begins, helping prevent the most common causes of delays and overruns.

We build realistic cost expectations using phased estimates, trade input, and procurement timing for long-lead materials. Planning includes logistics and sequencing so the field team can execute efficiently without trade stacking, missed inspections, or late material decisions.

Scheduling

 We build a master schedule anchored to real construction milestones (demo, rough-ins, inspections, drywall, finishes, final) and then layer in a weekly look-ahead cadence that keeps the field team aligned.

Sequencing

We align dependencies to keep work flowing in the correct order.  That includes coordinating access, cure/dry times, inspection requirements, and handoffs between trades.

Planning

We manage finish and equipment decisions on a timeline—so selections are made when they still protect pricing and lead times. Items like windows/doors, cabinetry, plumbing fixtures, flooring, appliances, and specialty materials are scheduled for approval.

Risk

We flag “red-flag” issues early—permit triggers, site constraints, utility limitations, structural complexity, long lead times, access/logistics problems. This could mean alternates, phased work plans,  that reduce the probability and impact of schedule and cost overruns.

Project Setup

  • We support final approvals and pre-construction readiness by confirming permit conditions, aligning stamped drawings with field execution, and coordinating inspection prep and closeout documentation as needed. This reduces end-of-process delays and creates a smoother transition from approved plans to a build-ready kickoff with fewer issues.
