OnePhase Inc provides project management for San Diego construction and development across home construction, ADUs, office build-outs, commercial spaces, and renovations. We lead the process from planning through closeout, aligning scope, budget, and schedule so the job runs predictably and stakeholders stay informed.

Our approach begins with pre-construction: defining deliverables, sequencing trades, planning long-lead materials, and setting realistic milestones. By coordinating consultants, vendors, and subcontractors early, we reduce field conflicts, control downtime, and keep the project moving with fewer surprises.

We lock the foundation of the project before mobilization—scope definition, drawing review, constructability checks, preliminary schedules, and procurement planning for long-lead items.

Coordination

We sequence subcontractors with a real-world schedule and manage site logistics to keep crews productive—access, staging, material deliveries, laydown areas, debris/removal, and inspection timing.

Management

We manage costs with transparency and discipline—bid leveling to compare apples-to-apples, vendor negotiations where appropriate, and a clear budget structure that tracks committed costs versus remaining.

Assurance

We enforce quality through consistent field checks, verification against plans/specs, and early correction of workmanship issues before they become expensive to fix later.

Communication

  • We keep communication structured and predictable—regular updates on progress, schedule, and budget, plus a decision log that tracks selections, approvals, and open items. Milestones are reported with clear next steps, risks are flagged early with options, and every change is documented so stakeholders stay aligned and the project stays moving without confusion.
